Can foreigners buy landed property in Singapore?
Foreigners cannot buy landed residential property without approval from the Singapore Land Authority (SLA). Approval is rarely granted. PRs and Singapore Citizens can buy landed properties without restrictions (except GCBs which are for citizens only).
What is ABSD for landed property?
ABSD applies to landed property just like condos. Singapore Citizens pay 20% ABSD on second property, PRs pay 5% on first and 30% on second+. Foreigners pay 60% (though they generally cannot buy landed).
How long does a landed property transaction take?
Typically 10-12 weeks from Option exercise to completion. This allows time for legal searches, loan approval, and conveyancing. Complex transactions with rebuilding or conservation may take longer.
